    Location is excelent. Close to metro station (3min to closest enterance), museums (Victora&Albert, Science, Nature), restaurants, bars, Hyde park. In the same hotel building a small shop (essentials) and bar is located. Very convenient.

    The room was not cleaned during all my stay (5 nights), except garbage can, which were emptied once per 2 days. Not enough shampoo and shower gel (just one very small bottle for 3 days). Breakfests do not vary and juice is not natural.

    The accommodation was very well maintained and so near to many well known places to visit, such as the science museum and the v&a, plus near to tube stations so getting around was no bother at all. The accommodation faces a beautiful green square surrounded by trees and there are benches to sit if you wish and it is very nicely kept. Another bonus was how quiet the area was, even though we stayed on a Saturday night. After a very busy day, we came back and decided to try the on site restaurant and the food was lovely and very reasonably priced. The following morning we took a short walk to another building for breakfast. The breakfast was fine and you could choose between cooked or cereal etc. We arrived in London around 8am and were able to leave our luggage all day until we returned to check in in the evening. The following day after we checked out we could still leave the luggage all day at no extra charge. We found the staff very helpful and the service was very good.

    The only thing we did not like was that on arrival in our room, there was body hair on the floor of the shower cubicle and parts of the shower really could have done with more thorough cleaning. Also the toilet was quite dirty in places from previous use, which did put me off a bit, but in contrast, the bedroom was spotless.

    The location was brilliant and the complex amazingly quiet so after an exhausting day had a great nights sleep. Catered for most needs. Could recommend this to friends.

    My wife and I did not realize that the establishment was a student dorm of the Imperial College of London, and not a hotel or a regular b&B. Unfortunately we didn't notice this "minor" detail on your website. Yes, the location was important to us and we're not unhappy with the place being a summer-vacant student dorm, but I might have sought elsewhere had I known that we would have to walk 3 blocks each morning to have our breakfast-which I might add, left a lot to desire. The rooms had no tv (yes, its a dorm!) and were the bare minimum size (yes yes its a dorm!). They were clean however, and the building itself seemed very new & organized. All in all, I wouldn't choose it again for a London getaway though.

    Location

    This was advertised as a Hotel which it is not. Rooms are too small and could have at least had a tv. Had to walk nearly half a mile to Breakfast and found if you were not there early food was not hot. You should not be advertising Princes Garden as a Hotel.

    Good location near south Kengington station, some museums. All Guests can use fridge and freezer in the common kitchen room anytime.

    Breakfast place is far away from individual room ! It takes over 5 mintutes on foot. In addition, starting time of breakfast is 7:30, it is too late ! Although I confirmed a room with "bathtub" again and again in advance, they provided me a room without bathtub.

    Modern facilities located adjacent Hyde park which suited me.

    Very noisey, both from the residents (mostly students) and the street. I came away with numerous bites to my back, arms and legs (bed bugs??).

    Good location - just make sure you take correct exit out of South Kensington station ( to museums and Imperial College).Quiet location. Clean.

    Check in is slow. A tv would be good, although when students bring their own, what would they do with them all? My mother's room was on the lower ground floor, looking out onto a brick wall.

    the location was really convenient and close to the tube, with a peaceful park which provided a bit of calm.the staff were helpful and polite and the room was modern and bright and there is a bar downstairs and a small convenience shop.

    i had to remind the cleaning staff to provide clean towels and toilet paper and the room was too small.

    A quiet location in a very busy area looking out to a beautiful tree lined square. Close to Albert Hall for Prom concerts and a useful shop on site.

    We wre woken up by fire alarm at 2 am. Everyone therefore assembled outside, but no explanation or apology was given. It was obviously a false alarm.

    This is not really a hotel! It's the student accomdations in the Imperial College, rented out as hotel rooms during the summer holidays. I wish I had known that before I booked, to be honest. But it's really, really dab in the middle of London. The location is great, and if you can get it at a cheap rate, go for it. It's perfect for shoppers and tourists who are not going to stay for more than a weekend. Well, it is if you can get it cheap. Remeber to buy internet access at the desk. I paid 5 quids - totally worth it.

    The room is rather bleh. The bed was okay, but no tv, a desk rather than a table and so on. The included breakfast was in another building ten minutes walk away and was nothing to write home about either. Plus the whole hotel was filled with portugese teenagers, so I felt like I was really out of place while eating. I mean, eating breakfast in a school canteen surrounded by kids half my age.

    The Map showing the location was awful and it took 45 minutes to find. There was no means to call amyone about it.

    The Princes Gardens rooms are ideally situated within the MuseumLand and the close to the Royal Albert Hall. They are convenient for South Kensington Tube. For the rate I paid I got the cleanliness and comfort I expected and the breakfast was superb.

    No telly in the room!
